So, what’s a “home watch?”
In short, it’s the service you’ve always wished existed when you’re away from your home.
Home watch is a service that performs visual inspections of your home or property, looking for obvious issues while it’s unoccupied.
We’re not house sitters—we don’t stay in your home.
We’re not property managers. They’re expensive, contracted, and way more than you need.
We’re home watchers, dropping by eye on things while you’re away. Or whenever your property is vacant for awhile.
What exactly is involved with a home watch?
On every visit, our baseline services include:
Outside checks:
Exterior systems: AC, faucets, irrigation, security, cameras, etc.
Trees, shrubs, lawn
Evidence of break-ins or unusual activity (screens, windows, etc.)Post-storm damage (downed limbs, flooded yards, etc.)
Move mail, packages, etc. inside
Inside checks:
Systems: Heat/AC, thermostats, faucets/tubs/showers, smoke/CO2
Verify circuit breakers
Checks for leaks: ceilings, walls, under sinks, around appliances
Check for unusual humidity levels (with hydrometer)
Flush toilets, run all faucets, check for visible plumbing leaks
Check for visible pest infestations
Water plants (by request)
Pre/post storm checks and prep
Verify door, windows locked and secure
Security systems, cameras, etc.
Alarms, beeps, or unusual odors
Extras could include things like meeting with service people for access, key holding to coordinate handoff of keys to friends, 24/7 emergency checks, and more.

Here’s some answers for questions we know you’re asking:

If you’ve got one who knows homes, great. Are they ready for complete interior and exterior inspections? Can you contact them at any hour to swing by? Do they know house systems?
We’re house pros, trained to know what to look for. We’ll show up every time, focused exclusively on our detailed inspection, and report back with photos, recommendations, and any necessary followup.
That’s a lot to ask of a neighbor, but it’s exactly what we do.
Keep in mind many insurance companies require proof of home watch or similar visits when you’re away for extended times. We provide you helpful service and documentation for this purpose. -
We do not stay in your home. We visit it, perform our inspections and reports. Then, we leave. We’re insured/bonded, background checked by the National Home Watch Association, and professional in every interaction.
House sitters are often uninsured, unfamiliar with house systems, not background checked, and unbound by professional standards. If something goes wrong, you have little recourse.
A house sitter we once hired cleaned out our medicine cabinet of vital prescriptions and left trash and dirty laundry behind in our home.

We don’t do repair work, contractor services, or manage services outside of our agreement. We visit. We inspect. We report. All on the schedule you request. -
A home inspector provides a one time detailed report of the major structure, systems and components of a home and then provides recommendations, usually related to a real estate transaction.
A home watch service is a weekly or bi-weekly visual inspection looking for obvious issues. You engage us to check in on a property while it’s unoccupied.
Home inspectors do not do home watches, nor vice versa. -
